West One Loan Limited, a specialist short-term lender, held a mortgage over Dorchester House, Portnall Rise, Virginia Water, Surrey, the home of Anna Okroyan. The loan was originally short-term and its term was extended at the Defendant's request so that she could sell the Property and repay it. In December 2023 the Defendant became a designated person under the Regulations, and in March 2024 the Claimant issued possession proceedings. Both parties applied to the OFSI for licences permitting a sale: the Claimant applied on 13 February 2024 and its licence was granted on 10 April 2025 and amended on 25 June 2025; the Defendant applied on 24 September 2024, identifying Mr Burdakov as her prospective purchaser at £6 million, and her licence was granted on 19 August 2025. Following trial, Mr Justice Edwin Johnson handed down the Trial Judgment on 11 June 2026, holding that the Claimant had established its right as mortgagee to possession, and adjourned the hand-down hearing for consequential matters. On 18 June 2026 the Defendant exchanged contracts with Mr Burdakov for £6.5 million with completion on 17 December 2026. By application notice of 28 July 2026 she sought a six-month adjournment under section 36 of the Administration of Justice Act 1970.
